Some Things You Should Know

1.   Make sure that you qualify.


2.   Application fees are non-refundable. 


3.   Each person 18 years or older that will be residing in the unit must complete their own separate application.


4.   Each application requires a processing/submission fee of $100 per applicant.


5.  You will be required to submit a $250 holding deposit in person within 48 hours of approval of your application. You will be contacted by Management with details.


 

Requirements for Approval

1.   One year (12 months) of good rental history within the last two years and in the name of the person applying.  Friends and relatives do not count as valid landlords (2 years for co-signor).


2.   Minimum gross monthly income of 2.5 times the amount of the monthly rent of the unit for which you are applying (3 times for co-signor).


3.   No drug, theft, sexual or violence-related felonies and/or misdemeanors.  All other felonies or misdemeanors will be reviewed individually on a case-by-case basis.


4.   No rental collections with other rental properties within the last 2 years (7 years for co-signor). Do you have rental collections older than 2 years? Speak to our leasing agents about how to qualify.

Your application may be denied if not accompanied by the following 3 attachments

Upload the following 3 items at the end of your application  


1) Photo ID: Valid form of identification


2) Proof of Income: 2 months of your most recent paystubs (for W4 employees) or 2 months of your most recent bank statements/tax return/proof of business ownership (for business owners) or 2 months of invoice payments/contract payments (for 1099 independent contractors)


3) Social Security card or proof of social security number or ITIN (e.g. tax return/W2/IRS Letter)

  • Ingresos bruto mensual mínimo de 2.5 veces el monto del alquiler mensual de la unidad para la cual está solicitando (3 veces para co-firmante).
  • No se permiten delitos y/o faltas relacionados con drogas, robo, sexuales o violentos.  Todos los demás delitos graves o menores se revisarán individualmente caso por caso.
  • No colecciones sin pagar con otras propiedades de alquiler en los últimos 2 años (7 años para el co-firmante) Tienes colecciones de alquiler con antiguedad de mas de 2 años? Habla con nuestros agentes para como te podemos calificar.

Al terminar su solicitud suba las siguientes 3 formas

  1. Identificacion valida con foto
  2. Comprobantes de ingresos con talones de cheques de las mas reciente 8 semanas (para empleados con W4) o 2 meses de tus estados de cuenta bancarios más recientes/declaración de impuestos/comprobante de propiedad de negocio (para propietarios de negocios) o 2 meses de pagos de facturas/pagos de contratos (para contratistas independientes con el formulario 1099)
  3. Seguro Social o ITN o comprobante de seguro social (ex. declaraciones de impuestos, carta del IRS)

You may complete the application using your computer by clicking on each cell to type or you may print and complete by hand. After you complete the application in its entirety, you will need to print and sign it. You may scan the signed application and email it to us along with all the required documents or you may bring it into the office in person. All paper applications must be accompanied with an application fee and required documents according to the specifications on the application; in person payments will only be accepted by money order or cashier's check. (NO WESTERN UNION). Contact the office with any questions.
